Luxury real estate is one of
those possessions that everyone seems to desire.
As soon as someone makes decent money, they upgrade
their home. Luxury homes are generally classed as
those costing over a million dollars and can be found
anywhere, in any location from beachfront to city loft.
The size of the property in question doesn’t have to be
huge to be classed as a luxury home either, in some
areas real estate per square foot is so expensive that
even what would otherwise be a single family home could
cost over the million dollar mark.
They will
generally include every modern convenience possible
including spas, pools, luxury kitchens, and anything the
space will allow. These are all things people with
that kind of money looks for, and frankly expects.
Marketing luxury
homes is different to normal ones. Often local
residents won’t be able to afford the homes so the net
has to be cast wider in order to attract a buyer.
Often this can mean advertising in nationally or even
internationally. The style of advertising is often
more exclusive that regular properties too. Not
restricted to an ad in the real estate agents window or
website, there will be marketing packs made, video
tours, 360 degree views and other presentation materials
made in order to market the property effectively.
The more money involved in buying the property the more
needs to be spent marketing it. There is a lot
more responsibility and work for the agent, so the
selling fees often reflect this.
Up until a
couple of years ago the growth of the luxury home market
was growing at a steady rate. As our economy and
disposable income improved, our tastes changes and
demands increased. Not only could we afford
more, we demanded more, therefore the standards had to
improve and the features offered had to increase.
Since the economic slowdown, the
luxury property home market has slowed along with the
rest of the real estate market. Many people are
electing to stay put rather than sell or move, so there
is no longer the glut of buyers there once was.
Buyers are either not buying or demanding much more for
their money than before. A luxury kitchen and
dining room won’t do any more. Every modern
convenience will be demanded and the price reduced as
much as possible in order to secure a sale.
Location is
still the deciding factor in many real estate purchases.
Those on the beachfront, riverside, golf resorts, or in
historical areas are still hot favorites. Not
forgetting estate homes with their own grounds and
amenities or gated communities with shared ones like
tennis courts or clubhouses.
If you’re in the
market for a luxury home, the world is your oyster.
It is a buyer’s market and doesn’t look like changing
any time soon. If you have the capital to invest,
there has never really been a better time to buy
property. Gone are the boom times with their
artificially inflates prices. Vendors are having
to be much more realistic with the asking prices, and
accept offers whenever they can.
